You're doing exactly the right thing: reach out to other investors in the area, ask around, read online reviews.

You can even find plans online.

They saw the house online and had a relative physically see the house (and they were on facetime). 

I was getting overwhelmed by looking at so many different markets so I started reading online about different places that were popular for investing and I found Ohio and Georgia were mentioned a few different times.
