First off, as a whole single family homes weren't made to cash flow but after 08-09 happened it allowed them to be much more favorable and we are still benefiting from that.

I'm not trying to prevent him from making money as much money as he can, but something seems off with such an arrangement, that primarily results in him effectively keeping 67.5% on most deals.

Its a very strange situation, I see lake fronts charging 400-500 in the summer which is understandable so I as well as the others in the area without it charge $190-250.Now like I said many of the one bedrooms in the area are not up to the standard that mine is and have bad occupancy at $140 a night in the slow season but I did find a property which is farther off the water and a few neighborhoods over that charged $275 a night and is pretty packed but no better than the $140 ones.

For #2, I suggest using brokers if you have a one-off property you are looking to finance.

BBB is "okay," but not always accurate, and any complaints fall off (not shown) after 3yrs.Even Angi (was Home Advisor), while not great for providing leads (direct knowledge), they're sticklers on the Reviews.
