I recently took a position in the field of property investment and have been tasked with obtaining properties that are listed as in probate and tax delinquent status.

The "next step" for me was to obtain my first SFR within 6 months.

It's a condo with a high renter to owner ratio so it has been challenging to obtain a cash out refinance  through conventional loans.

There is obviously a cost to this in both fees to set up, fees to parties acting on your behalf, opportunity costs in not being able to take advantage of some deals or move fast enough, inability to obtain financing- even owner carry back would be difficult to accomplish, and general hassle.

Should I try to obtain the first property in my name solely just so she could get approved for loans later?

Once a property is obtained how long do you have to wait to refinance or do you not have to wait?

Does anyone have a great source to obtain Texas specific lease agreements?

I would like to obtain a list of tax delinquent properties from the courthouse in order to start cold calling.

I know that number is high but also obtainable.
