I agree with Sarah.Tell the top 3 or 4 candidates that you have multiple qualified candidates and are asking them for the highest rent they are willing to pay on a 12 month lease.Let them set the market price amongst themselves and you will reap the rewards now and in the future when you raise the rent on the other units to match it at your first opportunity.You can do it Carlos,you deserve the best rent possible.

You need to figure out how to match your values to those that you hire.

My ultimate goal is to earn a residual income through buy and hold properties that matches or exceeds my current income within the next 10 years.

I found a great city in the suburbs that match my wants/needs and my niche.

Do the internal records match the tax returns?

All of us REALTORs can list out our accomplishments and make promises about what we can do for you, but without knowing what you're looking for, it's not possible for us to ensure that what you're looking for matches what we're good at.  

I think what bothers me the most about this front is the upper right windows don't match the window on the left.

Unless they are damaged I would leave the countertops as is.I would get some new hardware for the cabinets.I would tile the backsplash.If you are adding a new dishwasher and fridge, I would go stainless or black and get a new stove to match.
