If the owner has lived their for a long time will know that place in and out and you will be able to find their motivation and much more by just listening. 

I have been doing a lot of research, listening to podcasts, and reading books.

As I mentioned in another thread- I was in the hardware store 2 days ago and I listened to a restaurant owner boast about the profit he made in March and looking forward to April.

(All this assumes that you've already listened to all 376 BP episodes!)

I've been using this time to "sharpen my axe" by reading and listening to podcasts as much as I can, and also meeting others online so that I can build a network of like-minded people in the Philly area.

I have been listening to bigger pockets podcasts for a little now and I have decided to try and get my first property.

For me, I think the biggest hurdle is finding property managers to manage any properties that I find.I have been listening to the Bigger Pockets podcasts and I am very encouraged by all of the offers of help.

Read up on industry books and listen to podcasts to learn from those who have been doing this a while and you will be a few steps ahead in the game :) Stay safe. 

I am not sure what to ask for as a cut of the deal but I know from listening to BP that the work I have done is worth something.

After listening to BP and other finance/real estate podcasts, I finally decided to get myself in gear and get active on here.
