Your liability of the pet being unvaccinated is pretty much zero....Your only concern that needs to be addresses is the possibility that this dog does damage while its "visiting" and that the current tenants take FULL responsibility for ANY damage that this "visiting" dog causes.

@Larry Majkrzak You'll want to investigate errors and omissions...and if you are super paranoid, maybe a liability rider...but if you are with a broker, they will cover this and bill you for it.To your LLC question...yes, an LLC is arguably the best business structure in the world...without getting too complex.

Not including CAPEX which you won't have for a while; but build your reserves just the same.You really need a proper PM firm-there is just too much liability and risk if you don't, and 56 units is not enough to swing it on your own.

Like others have said here, at the end of the day, the LLC is to protect your assets and minimize liability (if someone comes after you for any reason, they're really coming after the business entity and you won't lose your 100 grand sitting in the bank and your own house).
