As you drive north and around the Eugene airport (with exceptional accessibility and cheap flights to most west coast cities) there are several of the largest homebuilders such as Lennar developing communities as I type..I read an article last week that had Eugene in the top 5 cities that millennials were purchasing homes.

Look at lower ARV properties 200k and below and you'll probably find some that can work as a flip or a BRRRR even with current interest rates.I also would recommend meeting with a lender and describing your goals. 

I flipped 3 properties near Macon (closer to Warner Robins) last year and all made between $35k - $60k. 

Totally depends on goals, time commitment, and funds available for investment.  

One thing that helped me as well was deciding what I wanted to take "off my plate" first and matching that with revenue goals for my company.

Consider aspects including property location, market circumstances, financing arrangements, and long-term investment goals as you carefully study and assess your possibilities.

One last question would the inspection clause require me to inspect the property myself to terminate the contract in the case I can’t find a cash buyer?

To do this, they have to pay a termination fee equal to 1.5x monthly rent, give 30 days notice, and let me market the property during their last 30 days of occupancy.
