1) pay off the loan with the highest rate as it is costing you more.2) pay off the loan a lower balance and higher rate (eg 4.875% and $490K).

This is because at the current rates, a high LTV property (which is required to extract rehab costs) bleed cash.

Also, per their numbers they are buying for 37 mil, debt 24 mil, equity 20 mil, 44mil minus 37 price = 7 million in closing costs, which is 35% of the total equity, RE commissions of say 4% total 1.5 mil so they are taking 5.5 million in fees up front as well minus the inspections/loan fees etc.

For $45/month, you get $5,000 in rental coverage for things like missed rent, excessive damage, excessive cleaning, pet damage, and eviction costs.
