Kitchens/Bathrooms can make or break a home

What property types/ number of units/ remodel or not give me the best chance to have a high percentage of the property be classified as personal property for bonus depreciation in a cost segregation study? 

Seller financed deal at $40,000 bathroom was down to studs, kitchen had no flooring and cabinets were falling off at the hinges, no gutters on rear of home, rear entry door suffered a break in and roof was leaking prior.

Unless you've got something unusual <$500.I'd be looking for stuff like:1) Major CapEx - Life of roofs and siding and paving and plumbing2) Moisture invasion ANYWHERE since this gets more expensive the longer you wait3) Making sure stuff (like remodels and wiring) is up to code.
