I spend time discussing different tenancy issues with them, maybe informing them that they need to place all of the junk in the corner down in storage, inspect all the sinks and toilets to make sure the water isn't running, and if they are running I will tell them of the importance of calling me.

I used this trick that I found on someone's blog, which worked perfectly.I'm not sure if posting a URL is against the rules here, so if you search the web with this phrase:  "How to Find Someone’s Forwarding Mail Address Without Them Knowing" you'll find it.  

So emails or certified mail requests are good ideas. 

But they all mail me money orders.

Like you said, direct mail is very saturated.  

We want to change our strategy to use an ongoing direct mail campaign to target our list.

Last week, I mailed her a letter offering assistance and letting her know that I am sorry about her situation.

After listening to that podcast I hired someone to write addresses on direct mail and to GC my rehab.
