By the time deals hit the internet, they have been picked over clean. 20-30 units however; are a bit smaller than the big buyers are looking for. 

@Joe Maron if the internet did not exist it would be a little easier to pull this off.

I mean prime rate is 5.5.. banks which are the lowest priced lenders for commerical loans are at 1 and 6.5    so you have 100% financing which does not happen on the internet.. rates way below reality and you send off your 1520 and its gone.Google  American Greeds website then watch the episode on Remington financial they were the mother of all pump and dump due diligence schemes.. but now its on social media with those that simply dont really understand ( and why would they if they are new to this) what reality is vis a vi rates and terms on flip loans or portfolio loans.

Who holds the utilities and internet account?

They do everything digitally, you know how buyers use the internet to find homes they want to buy, theses guys are offering sellers the chance to do the same thing- use the internet to put your house up for sale. 

Too many people want to do "x" so they end up doing "y" and "z" which ultimately dilutes their ability to do "x" the original reason they came to REI.Figure out your goals and work backwards to determine what steps you need to take.Education costs money, whether that's the books you buy or the internet you use to access this site; nothing is free.
