Couple things I do is like, $50 off first months rent, free internet for the first month if they apply by X date, etc etc...

don't supply internet, whatever you do. it seems like a nice incentive to provide and get tenants interested if you have a multifamily but the liability is massive. good luck!

However, this has subsequently slowed down or played out altogether depending on the market you're farming or intend to farm.The best thing you can do is look towards wholesaling deals to someone who might be interested in bringing you in as a partner if they like the way you do biz or think you have potential.Lastly, there are lots of credible sources on the Internet that will help teach you how to write a successful business plan.

Property owners have as much access to education and property values as everyone else, thru the internet, which is making deal-finding seemingly harder for investors. 

I've heard of some crowdfunding sites on the internet that's lets you invest as little as 5,000 dollars but I would do my research before investing.

@Jamie Wooley  sometimes the harder people work the luckier they get.if a person or company is dominating a market then my thought is they are out working the competition.. they would be well capitalized.. smart ( IE well trained and not just on line trained) keep their methods and strategies to themselves don't blab it all over the internet by doing blogs and pod cast etc..
