Barely going to cash flow
13 February 2020 | 19 replies
It didn't make me nervous because I could pay off the Mortgage and solve my cash flow problem.Over time, I actually paid off the Mortgage to increase my Cash Flow so I can become financially independent.Paying off the Mortgage to increase the Cash Flow was not a characteristic of the Property, it was a choice that I made. From the day I paid off my Mortgage and cash flowed that property, I was financially independent.Do I think that the property I bought with ZERO cash flow was because of the Property?

I have been on www.city-data.com, and looked at sites like rent-o-meter.com and rent.com to see if there is a general interest in renting in particular places, along with just driving around to get a feel for certain areas...I guess I am just nervous to purchase a home, only to have it sit vacant for several months.

1st Multi-Family Investment Property Purchase- Inheriting Tenants
19 March 2018 | 11 replies
The first 2 floors are occupied with month to month tenants, and the 3rd floor is renovated and vacant, ready to be rented out to my own tenants once I obtain title.Purchase price is going to be $201,000 and gross annual income should be around 31-33k or so.What I am very nervous about going into this is inheriting tenants and screening tenants.
