There’s a lot not know and learn when investing in commercial. 

First thing is to learn the types and classes, terms and language, all the KPI and metrics and different types of financing. There’s a lot of great info out there about the basics commercial Real Estate.

Second would be to learn the market you are interested and know it intimately. I would start where you are. Lots of opportunities in MD.
