I am a new bird dog that got an inquiry from a mobile home seller in South Lyhon, Michigan.It is a 16x78 3br 2bath 1994 dutch in storage.Has hitch and axles needs tires for transportIt had a tree branch fall on the rear over the bathroom and damaged a 6-8 foot section has plywood on it and screwed on with plasticthe bathroom needs to be remodeled due to water damage in rear needs minor drywall and little repairs.Has a.c. coil in furnace and belongs to the owner.

it's tight in the house...a 3/1 about maybe 900-1000 sq ft..no room in the kitchen...no room in bathroom for stackable..i wonder how much more difficult it is to just get the right permits and enclose that back area as a mudroom/laundry area..you're right abuot the pipes freezing..i'msurprised they haven't had this problem yet

I'd probably make everything else look good and the buyers may not notice - they're busy picturing their stuff and their life in the house, you're looking at every little construction detail.I was pretty unhappy with my contractor's latest tile job in the bathrooms but no buyers ever noticed a thing.

I own a good amount of rental property and the only time I've had to spend anywhere near that kind of money on 1 unit was when I had to evict a bunch of deadbeats that let their dog use the apartment as a bathroom for 3 months.

I've always (until the last two cars) been a used car guy.I haven't bought any "new" clothes (except my ski jacket) anywhere except Goodwill and ReHab for about 6 years.Can't tell you how many entryways and bathrooms I've retiled with yard sale and "leftover" ceramic tile.

We no longer stage at all, but it might be worth it to stage the kitchen and bathroom, you can do it for about $300-500.
