Since Texas is a nondisclosure state, it would be ideal to know the answer since we all know zillow, etc. do not have accurate numbers.

JV would also be ideal, and I have approached some builders with that offer, but business is booming and so far no bites.I won't bore you with the details, but TH is definitely the way to go. 

I just find out that one of the people i work with in the office do the exact same thing. they are the ideal tenants that any landlord would dream offThanks for sharing!

If I would've discounted this area because it wasn't "ideal," I would probably still be looking for a property and not finding one.
