As far as the REIT goes, it would also include the property our LLC's already own plus the flipped properties using this method so the valuation and asset to debt values would be healthy, not fraudulent.I just question how this is much different than the BRRRR method?

With $100K, you could raise up to about $900,000 from outside investors (family, friends, associates, etc.) and your 10% stake in the deal would likely be enough "skin in the deal" to make the investors comfortable.Good luck!
