Question coming from someone who spends more time with data as an investor: is looking at listings from a propwire, propstream, etc. sufficient for your investment strategies.

Sellers who do not plan to purchase another home or do not need to assume a new mortgage to buy another home, such as investors, second-home owners, or those with enough equity, are in an even better place to capitalize on the growth seen over the past several years without regard to today’s higher financing costs stemming from higher interest rates.

Is it possible for a private investor[non hard money lenders] to pay down your loan and secure a lien and for you to pay them back, and if so where do you find investors that would?

As a professional property manager myself, I understand the essential tasks that investors are looking for from their property manager, like rent collection, maintenance, and tenant screening.

In my mind with that capital you'd be in a completely different ballpark of investors.

@Sarah Sullivan - We had an investor client purchase a 3 bed 1 bath brick ranch on a crawl space with fairly accessible plumbing fixtures.

And also if there is a potential buyer or not, maybe also a community of investors, heck even finding new tenants, wouldn’t that be amazing investing in real estate while you are sitting on your cozy couch at home I started to work on it btw just to fix my problems and save time Is it a good idea for you guys ???
