(Due to amortization the numbers wouldn't actually be exactly that round) Over time that gap will get ever-bigger and my eventual payoff will get higher and higher too, so if I'm a big dumb bureaucratic institution that doesn't realize real estate is cyclical when making my models and choices, why would I rush to foreclose?

Out of the many different variables that go into that choice one that I keep debating is the following:I hear a lot of people tell me to stay away from Condos because of the unpredictability of HOA fees.

If I can jump through all the hoops.. my debt to income ratio is on my side, its very low. income tax season is here, so that will help me out. one issue is; my work has been slow the past couple months, only working 2-3 days a week. but we are finally picking up and should be busy for a while, my YTD income/income over the past 2 years has not been very good due to having 4 surgeries(work out injuries).... although I was collecting short term disability all 10 months off work. hopefully the bank see's how much money I make a week now and everything works out, wish me luck BP FAMILY :)

I currently got my first job as just the other day crap money and hours but I've finally got a job now so I can get another one easier as I now have an american "previous employer"What I'm trying to get at is, is it easier to try get a property from a landlord with a lease option as I don't have credit etc or wait several years and get one through a bank?

Frankly, a lot of BAD deals have been coming through my pipeline, but I remain hopeful for the needle in the haystack to finally appear.My question has to do with best practices for following-up with owners that have properties that I have no intention of buying.
