In addition to this have them fill out a standard application (many available on BP) ask for a copy of W2's, SS #, License #, past references, etc.

If it continues, I would think seriously about not renewing the lease, or if month to month, think about wrapping it up at the best time for you (eg when your market is strongest, so you can fill it fast)....you'll get the same amount of rent from a better rule following tenant with less stress (paying well is just part of the good tenant equation, there is also a behavior component in terms of the rules and communicating, and they seem to have issues there ).......

So basically every time I want to buy a house I'll set up an appointment and then the sellers say "ok yes we want to fill out a contract" and then I will have to say, well sorry, a notary is required, so I'll have to track one down or you'll need to travel with me to go to one?
