The way I interpret this, you could ask the court to award you $48 for legal expenses incurred while filing the eviction, but this clause essentially says that if the tenant pays 3 things prior to eviction notice (past due rent, late fees, and any other costs the court mandates) they have the right to remain in the premises.

If it works in your state and depending on your relationship you could purchase the property and essentially do a "subject to" and take over payments.

Like - strong crime & drug presence in areaTo go deeper into the details, I did have a tenant in one of the two units for a few months...under market rental price (to your point...lowering the rental price did get me a tenant)...and he was great...but the drugs were so bad in that particular area that he was essentially chased out.
