@Daniel Hyman, if the town doesn't change your property card to reflect the additional bedroom and bathroom, it's unlikely you'll get "credit."

I've looked at them since for appliance sets for my rentals but always found much cheaper locally - Appliance Direct scratch and dents (negotiated down) and Lowe's using discount gift cards and coupons with sales.

We got a duplex essentially 0 down, we offered $5k down owner financing, bought over market value (full asking price), cash advanced a credit card to pay for the down and closing costs, cash flowed every month and eventually raised the rents (to increase the value of the property) and sold it, making around $70k after cashflow and profit selling in a few years - essentially we created money out of thin air.

Hey Wayne, go to the courthouse during auctions and hand out bussiness cards, you can also attend Karen Rittenhouse's dealmaker sessions, they happen the first Tuesday of every month at the airport Marriot at PTI, it's totally free to attend, I just went to one yesterday.

Then if you get your card/journeyman you get more.Even if someone spends 5 years at University, assuming they made $0 (which is rare) and spent $100K+, which is again rare, that means you didn't work, and paid for tuition, fees, food, housing completely using Student Loans.

Some landlords used to have the tenants write all all the checks for the year and post date them to where they need to line up.Other landlords have been known to put a tenant's credit card on file as a backup in case they don't pay.I haven't used any of these personally since the only rentals I've had so far have been "check's in the mail" sort of situations but these are some new-school ways to solve the problem:* https://www.paylease.com/corp/payment-processing/* https://www.dwolla.com* Intuit payment network

Right now pre foreclosure, no mortgage/high equity, and probates are getting bombarded with letters and cards, I get letters every few weeks for either my personal home or one of my rentals I have free and clear.
