So you may get to keep all, or most of your gain.Knowing more closely what it's worth is important, there's a lot of guesswork between "$600K and $750K", get a couple of agents to give you an "opinion" to narrow it down.You should also find out how much to paint and carpet, it shouldn't be a huge number, but it could range as high as $15K-$20K, as labor in your area is pretty dear.Will it bring over $6K/month in rent?

do we even stand a chance of getting out hands on this to rehab and sell, or would you even recommend this big of a job for our first time (keeping in mind I work for an investment bank and would be very diligent about calc'ing out the rehab costs and keeping to a sound business plan)any help/criticism/opinions/etc.

With so many people promising immediate wealth on each deal with no money down, no credit, no experience, no education, no etc..... it makes it hard to find true investors who would just like to get a real good return on their money and do not have the time to go find these good deals.

Barack Obama puts his name on the Presidential ballot for the next election...I think he could do this great country a lot of good being in the White House.All cash, I respect your opinions and always enjoy reading your posts, as they are always informative...but I can't help but feel that for some reason President Bush can only do wrong in your eyes...that with you being from Texas, you have some long-standing issues against him.

It's my personal opinion that this is the most dreaded part of buying and selling property, not to mention NOT closing on time due to the lack of urgency of your Loan Officer.As an investor, it's crucial that you secure the best financing available.
