I have a client that owns a condo in her self directed IRA.

I know and like that the applicant pays Cozy directly for the cost of the checks, so I don't have to handle the money. 

I am not sure how the Ohio market is, but I have heard that people going direct to sellers are not having much better luck as most sellers can put a property on MLS and get a better return.

They have a very good volume of investments (putting them in the top five there) and they have an mix of diverse investments of all kinds (every combination of commercial, debt versus equity direct investment versus fund).

If you sold a house - your gross receipts will be $130,000If you sold a contract - your gross receipts will be $30,000If the end buyer is buying the property directly from the home owner, it would indicate that there was a true assignment and you sold a contract and as a result have receipts of $30,000.If you purchased the property and selling it to the end buyer it would suggest that you have gross receipts of $130,000.

Teresa,You can not use personal funds to pay for the expenses directly related to your IRA investments.
