I wouldn't want you to lose a property over something as simple as that, but on a refi there's minimal risk... just an appraisal fee.I don't begrudge my clients that go with a rando promising the world on a refi.

First few months should be focused on educating yourself on your local market, setting up a marketing budget, creating business cards, website, marketing materials to hand out etc etc etc.....you should expect the first few months to be difficult until your able to get a constant lead flow.

But I think the issue in this thread is the OP thinks thats a rip off because he can buy it or put it together for 60 or 65k there for the out of area client is getting ripped off.. 

The one exception sometimes is older clients, however even then they may have younger family members in school and want to be near them.

He is great at what he does and truly want his clients to be successful.
