Investing in Detroit is definitely not for the fate at heart but it can be done only with a great team.

I have taken them to heart, and will be following up on each of your thoughts in earnest!

No matter who you choose to work with, make sure they have your best interests at heart and can connect you to their network of great professionals. 

I have actually found that the Black Rock area and area by Sacred Heart/Trumbull area seem to be the two places I feel most comfortable to invest in.

And yes, I think it's a bit of a heart stopper because we HAVE seen so many things in the past, but they were largely... waves... that caused ripples in a certain direction...or maybe a couple waves. 

I guess I am 3, but I feel like 1 in heart…I have observed versions of 2 for years - in particular I remember early / mid 2020 there was SO MUCH expectation of a crash and then the rest of that year, all of 2021, and Q1 2023 were HOT.  

The deal was very unique, it was mostly hitting the seller where the heart was, she had been approached for commercial deals, mostly industrial projects and she didn't want to see her property with smoke stacks and metal buildings.

I will definitely take your advice to heart.
