Guys, I recently signed a contract on a 4plex and I am now having second thoughts.

I can't get any deals with out proof of funds and I can't get proof of funds without having a deal under contract.

I'm an ultra-involved general contracting company owner/realtor in the Houston area, also suffering from ocd and a bit of perfectionism... 

Since then I have 1 sandwich lease option deal with tenant buyers signed and in the house and I just got 2 other SLO's under contract from the seller last weekend.

I can tell you that for the first 20 contracts I felt like prey against the predators.

It is a small deal and I am dealing with the seller direct but I am from Washington so I do not have the contacts in Arizona to track down a standard Arizona commercial real estate contract. 

Ok, so I am just starting to immerse myself in the wholesaling world and I searched all over the web for the 2 contracts to make it happen.

I currently have 6 rentals with 3 more set to close here in a few weeks. these are "easy" to manage with my full time job bc I typically buy turn key rentals but I really want to focus all my time and attention into wholesaling and flipping. however, my contract with the army does not run out for another 20 months..

Close:Typically you can Not cancel your contract simply because you changed your mind waiting for bank approval.

Also make sure there is a contract and one type of insurance.I’m cheap and hire amateurs a couple of times.
