Arrange for an emergency caretaker for the pet.Tenant agrees to indemnify, hold harmless and defend Landlord against all liability, judgments, expenses (including attorney fees), or claims by third parties for any injury to any person or damage to property caused by Tenant’s pet.Landlord will take dated photographs of the house and each room.Landlord reserves the right to revoke permission to keep the pet should Tenant break this agreement or provide false or misleading information.

I would plaster their crappy photos all over the internet, yelp reviews, etc.the threat of bad reviews and lawsuit can help the LL end this arrangement without additional loss, regardless of what the contract states.

It is natural that the couple in their 50s occupying your most expensive property will be more settled and stable than a younger family that may need to change living arrangements due to job or school factors.So far as wear and tear it is obvious that a family with children will be harder on the premises than an adult couple.

That way you have a little protection knowing at least one roommate is able to cover the rent should the roommate arrangement go south.

Ideally, it would be amazing if we could find a lender who would essentially allow us to do a 5% down mortgage through them and count our rent/projected rent toward our debt to income ratio, but we're definitely open to other creative arrangements as well!
