Lessons learned?

Pretty simple platform, but doesn't have much customization.You could also look into Appfolio, Rentvine, Doorloop and several others, but they cost more and are more complex to implement.We use Propertyware, which is extremely customizable, which is why we selected it, but comes with a long learning curve. 

You can learn to scour through the county records or you can establish a relationship with a title company to run preliminary searches.

I need help learning how to assign them to investors/buyers.

I suggest you search these pages for "Than Merrill", because it's probably the same thing with a different celebrity sponsor.I think the overall consensus is, you can go to the classes if you want, and you probably won't be taught anything illegal or unethical, but with a little effort, you can learn everything you need to know for free.

Learn how to underwrite, without the spreadsheets, they can come later.

Keep learning and asking questions.  

Everything you learn in class, with the exception of some new vocabulary, is all about license law. 

I am still learning new things every week.

Anyway, lesson learned and I'll be keeping an eye on these  type of transactions ever more carefully as I continue to mature in my real estate investing trajectory.
