@Dev Horn Its one thing to find motivated and run-down properties...how can you vet them for having 50%ish equity beforehand in an efficient manner?

I had a new AC installed and roof is done in very timely manner without any complain.  

Vikram and Rich have done one outstanding job of presenting this in as expert a manner as one might expect of a non-expert.

If you demonstrate that you know the rules and act accordingly, and in a businesslike manner, it is enough to make the less desireable tenants look elsewhere.

My logic behind this is that the pet owners have more incentive to make sure the pet is taken care of in a manner that limits its ability to cause damage if they know they can get some or all of their deposit back.

Regarding the tenant's use of the A\C Jimmy Devenport posted a link to the Owner/Tenant Act in NM Section 47-8-22 "E. use in a reasonable manner all electrical, plumbing, sanitary, heating, ventilation, air conditioning and other facilities and appliances including elevators, if any, in the premises"If the A\C repair person is stating that the tenant is operating the A\C in a manner that it is not designed for than I would think this is Not a reasonable manner.

No one had been in the bathroom where the heater is for at least 2 hours prior to our smelling the gas.My wife and I want the repairs done properly and in a timely manner.
