I know am not in the best position to advice you on because am from a completely different region, west africa to be precise but i do know each state in the United State has its real estate guidelines and requirements and of course you need to sit and pass the real estate exams for agents of the state you choose to practice before a real estate agent license can be issued to you.

The beneficiary could be the manager, an LLC, sole proprietorship or whatever you choose.

Like what you choose.  

It's your property, you choose whom you wish to rent to.

Choose an area and become an expert in this area - drive it all times of the day, look for homes that have characteristics of neglect - poor roof, un-kept yard, signs/notices on the window/doors etc.  

You choose the most qualified and inform all others the unit has been rented.

I wouldn't just throw a dart at a map and start buying RE.I get good cash on cash returns by finding a junkie foreclosure, get directly involved in the rehab, and directly involved in choosing a renter.

What you can do today is choose the level of neighborhood you want, and then look for great deals within those neighborhoods.There are lots of people who are active here on BP from the greater Baltimore area.

I think I am going to take the course and then decide whether I want the license or not.My mains reason for wanting my license are to be able to look at property whenever I choose and to control my deals.Thanks,Ed
