I ''sort of" made a cash for keys agreement, where I agreed to return up to $700 of their security deposit (total had been $1,200) if they were out by July 8th, returned the place clean and with no belongings, and there weren't any medium/major repair issues. 

We found a great turn key single family 15 minutes from Charlotte city center, nee HVAC and updated interior (floors, paint, appliances, carpet, new bath, etc).
