I’ve been doing my googles and YouTube searches on how to fill out these contracts and which contract belongs to the buyer and seller.

One the owner died year ago, son doesnt want it because it belonged to dad.

What if a month after you close someone comes along and claims the property truly belonged to them and the seller didn't have the right to sell it to you.

This is something I'd really like to get into, as I'm quickly realizing buying dozens of single family homes is going to be long and intensive. 

I keep our personal belongings locked in the basement when we're not there.

However, the estate belonged to his father, who has passed, and the rightful heirs to both properties now belong to the individual wanting to sale, his brother, and several nieces/nephews (which I just confirmed with the estate attorney).

Some of my ideas are locations where future shopping centers are planned, or areas where the city is approving a significant number of permits for residential home improvements, or even land trusts allocated for community restoration.I'm just trying to form a picture of what Oakland looks like 5+ years from now.

The market here is still going strong, lots of new development going on, including the new Amazon facility, lots of other distribution centers, high speed rail, etc.
