I am totally fine with fixing basic cosmetic issues myself (paint, carpet) but I wouldn't want to get into a situation where I would need to put 50k into a property.I am willing to take risk but needs to be calculated risk so I don't drown in my first deal.Looking forward to hearing everyone's thoughts!

It sounds like some of what you are charging them would be considered normal wear and tear. light bulbs, batteries, painting, cleaning are all normal wear and tear on a home. usually leases will specify an amount for carpet cleaning, if not than that would be considered wear and tear as well in my opinion.

Tenant has become increasingly obstinate, although she needed the basement rescued, she DID NOT want us in the home, was very hateful, refused to run the air and fans to help dry carpets at the same time threatening us with a potential mold issue.

Worst yet, someone decided to sand the stairs after the walls were painted and the carpet laid, so in the open plan house the dust is on the walls and everywhere.
