After 10 years, I'm at 0% vacancy

I've had rental #1 for 10 years and rental #2 for 2 years. These are college rentals that rent from August 1st to July 31st. Most leases are signed 2-3 months before occupancy. I have had 0 days of vacancy on rental #1 and 1 day of vacancy on rental #2.

Whats your process on cleaning and repairs on their way out and before the next tenant comes in to eliminate any days vacant?
