I purchased and re-positioned a 29 unit stable 1990 C+ class apartment community with affordable rents and I have been investing passively in value add affordable mobile home park communities.Of all the market forces discussed on BP, the affordable housing shortage is the one undeniable force and it likely will not be solved in my lifetime.

I think right now the neighborhood is more of a renter community right now, but in the future these houses or duplexes could be sold for way more than it cost to build them.

The student housing community I worked for required all tenants to have a minimum of 100K liability and you'd be surprised at how many times we had to use their policy for some sort of damage to the property (i.e. flooding, fires, etc.).As far as rent payments, I would recommend using Venmo.

One thing that I have found out that because I live in a community state (Texas) I was turned down on getting any financial aid from the SSA because in their opinion that my wife made too much money and so they turned me down even though I have been paying them taxes for years   I was 54 then and had been working since I was 14.
