Lots of big players using some very aggressive underwriting the past few years. 

You will learn the rules really well over time.That's when you become a more experienced player and you will get better at this game as time goes on.That's the way I started out and I really recommend it.

If it creeps into the SFR developments.. that would be very interesting to see how the big players deal with it.

I am always assured that if there is only guests I know of in the property there is a much smaller chance of it being destroyed.

biggest risk I see is all these new players.. 5 year calls  and like Bruce Norris talked about last year at the Oakland event ( see you Sat)  that its frothy and many of his peer group would only be a seller now not a buyer. 

By this point I'm starting to become very active in our local REIA, attending every single meeting available, having lunch every so often with local landlords, and getting to know all the big players on a personal level.At this time, people contact me regularly about going in together to buy rentals, I accept only two and turn down quite a few others - Interestingly enough the landlord that kicked us out of the house when I was 6 partners with me on multiple purchases.Between 2016 and today, the bread & butter of my good deals are landlords who do a terrible job.
