I threw this into my spread sheet and I show an ANNUAL cash flow of $1291If utilities are 125 per month total you have an annual cash flow of around $5791.I seek lower cost investments with the same return of 5-6K/year.

So I would say they may or may not be available depending on the area you are investing in but if one person says there aren't any I would look for a second opinion or run an ad on Craigslist or something seeking out people willing to do one.

Under ideal conditions, I wanted to know whether investors would wholesale, flip or hold onto a property like this - with such a large plot of land, rural area with hunting & fishing on site, the sturdy brick exterior many buyers seek & all.As for the numbers, I think the seller is hoping to get close to her stated appraisal value ($252K) but I plan to explain to her that it's out of the question since I am an investor after all (which I stated in the yellow letter).

The best part about Wholesaling is that you don't need much money just a little to do some marketing.I would recommend for your first step to listen to the BP podcasts paying particular attention to the investors that they have interviewed who do Wholesaling as their primary exit strategy. 2nd seek out these people on BP.
