Depending on your operations I would be as daring to say your going to find failure is a harder task to achieve in Richfield than many locations, and this is due to it's location in relation to the overall TC metro, neighboring cities, and the numbers of it all for population density and the mix of persons and properties across all spectrums.

Perhaps the 15% indicates a high risk portfolio that requires a lot of effort just to collect rent.Some ideas/suggestions:Co-Management:  If you're willing to take on some of the management responsibilities, you could find a person hyperlocally to assist with some of the local tasks

When I bought my first house I was like wow $300k that is expensive, and a few years later sold it for $500k so I believe that house prices are just going to keep rising and have always been happy I bought when I did.3.I think diversification is important so I also have stocks, bonds and index funds.Good luck on your adventure and can't wait to hear about what path you choose.

They can do those in-person tasks, such as showing your rental to tenants, routine property inspections, and dealing with evictions.
