Depending on your operations I would be as daring to say your going to find failure is a harder task to achieve in Richfield than many locations, and this is due to it's location in relation to the overall TC metro, neighboring cities, and the numbers of it all for population density and the mix of persons and properties across all spectrums. 

Perhaps the 15% indicates a high risk portfolio that requires a lot of effort just to collect rent.Some ideas/suggestions:Co-Management:  If you're willing to take on some of the management responsibilities, you could find a person hyperlocally to assist with some of the local tasks.

They can do those in-person tasks, such as showing your rental to tenants, routine property inspections, and dealing with evictions. 

I have a great friend who is also a Stellar realtor and she gave task to complete and I did the action throughout the process.

I've heard that some people will get several different contractors to submit different bids on specific tasks.

I want to bring on a part time employee to work in house as the PM in addition to other tasks.
