The big variable will be how much buyers in your area are willing to accept as a a return on their money.

Found out the seller accepted a different offer that was 100% cash so asked my agent to rewrite an offer for 10k over asking with some cash back knowing that even at an increased price it would still cash flow $300/mo.

I don't care if you've done this for 40 years- if you won't listen to reason, tax code, and accept that you could be wrong.

Therefore, I use commonly accepted expense predictors (in this case the 50% rule) to show this certainly is not gushing in cash. 

The syndications I invest in fill up their 99 investor slot maximums very quickly because folks are waiting in line for their next deals. 5-7 years is the ideal period for which an effective value-add or opportunistic strategy will play out.

It needs to be in a thriving market for 7-8% cash on cash to be acceptable 

We can't use income approach as part of the income is Short Term Vacation rental and the appraiser / bank won't accept that.
