Just got my offer accepted - best piece of advice

Hi,

I am just looking for your top 1 or 2 pieces of advice for a new home buyer.  It is a 4 unit multifamily home in Phillipsburg, NJ. I am definitely going to rent this place out.  I am buying it 203k and will be rehabbing it for approximately 60-70k.  Need to remodel 4 bathrooms, 4 kitchens, and paint all the walls and do the floors.
