This has been on the market since 12/2015 with 2 price drops.The only 2 sold comps were considerably lower than my offer and they were 2/1 and 1/1 with less square footage and much older.

They use policies developed in the 60s and 70s where people did not do home improvements.So they focus on things like the neighborhood, the square footage, the age, and days on the market.

This way I can obviously make better educated decisions and determine when the red flags should pop up.

It's basically like taking the red pill in the Matrix.  

You have to figure out how often the damage is likely to occur and how much the rents would suffer without the finished square feet.

Is that carpet squares or tile?

That will bring up red flags for them.

How many square feet of carpet are we talking here?

When searching for schools, what are some red flags I should be aware of?

I need to open them up, glue, square, and clamp...just haven't gotten around to it yet.
