Hello,First-time investor here, and we are looking to buy either a condo/apartment or single-family house in Charlotte, NC metro/short commute to a metro area.

Hey everyone, my husband and I are looking to buy a multifamily home in the Portland, Oregon metro area (around).

Some of my ideas are:1) Beach/Mountain property for short term rentals2) A Duplex/Triplex/Quadplex in a metro city (Philly, Cleveland, etc.)3) Single family property in a great areaIf you were looking for the best ROI, what would you focus on?

Major metros perform VERY differently by neighborhood. 

Vacation markets like Destin work better as opposed to more metro markets.Do you feel vacation areas like Destin have become over populated with STR in recent years?

There is a reason why, KLM is now doing direct flights to Amsterdam and Delta is direct to Paris.

I complete agree with you about inflation. 100% I'm pulling out whatever I can get out and will reinvest, likely in another metro area, since it's hard to cash-flow in PG/Charles as strongly as I could a few years ago and I'd like to really cash flow on my next group of houses. 

I have done this strategy a couple times now@Steve K. did a great job highlighting the areas of the Denver Metro Area that allow owners to operate rentals under 30 days as non-owner-occupied property.Out of 100 house hackers I have connected with, I would say 10-15% of them are multifamily for the same reason mentioned above.

The pandemic seemed to be a catalyst for price jumps everywhere, including metro NC cities (all MSAs I follow at least).
