The home went on the market on 10/7/13 and I'm currently sweating, biting my nails, and pacing about as I await a buyer.I love doing my own work on my houses, although I'm reluctantly learning that just because I'm able to do something doesn't mean I should do it.

Also, you can get nailed for advertising properties you don't own, or acting like an agent, you are selling a contract to buy, you're not selling the dirt, advertise the opportunity to buy rather than the dirt.

A lot of times, you'll see someone inexperienced with mixed-use buy a property, and then fill it with nail salons, check cashing, and cigarette stores (highly cliche, but useful exaggeration).
