I always seek a higher end product, it helps attracting new tenants and things like wiring, overhead lighting with switches, in each room, all new interior solid core six panel doors, and all new plumbing help to make me to rest easy with very little maintenance.up till now, I have always “pieced” these apartments back together.

We’ve had everything from tenant evictions, plumbing repairs, lots of interior work to get them rentable and now higher vacancies than expected.The properties were not expensive so we did anticipate some start up costs.

I might get you a ballpark figure tomorrow.I use to work with the same engineers (MEP, structural, civil, etc..)on most of my projects and prefer to handle that part myself; i rarely hire architects, since most of the projects i managed were copy past or even pre fabricated.I would need interior / exterior schematic designs, permitting and construction assistance The most critical parts according to my experience are the costal commission's handling and the construction follow up, to avoid divergence with specs and designs.

But if they are hungry to sell this property i don't think any buyer can go along and not do any form of interior inspection or get a proper apprasail done.

You could sell it in the 5th year and you would get all your money back with big return, been doing this few times.I am also a big money spender on improvement, this month alone I give a check to my handyman about $100k (bath remodeling/flooring/roof/solar/deck repair/exterior -interior painting/adding bathroom) , all paid with cash lol....haha....

@Doug PerryIf it was interior only because it has not been rehabbed and you need new plumbing, electrical and windows - Minimum of $ 45,000 or InteriorExterior $ 15,000Margin of error $ 5 to 8K.
