Ballpark cost per square foot to rehab in Wheaton, IL

Hi folks, I'm trying to determine the ballpark cost per square foot to rehab a house in Wheaton, IL.  Specs are as follows:

  • Tri-level
  • Brick/aluminum siding
  • 9 rooms / 3 BR / 1.5 BTH
  • Attached garage converted into a family room
  • 2 car detached garage
  • 1,262 sf
  • Built in 1958

The house hasn't been updated in 40 yrs.  It needs the following:

  • Patch, paint
  • New flooring
  • Update KIT
  • Update BTHs
  • New electrical
  • New plumbing
  • Add central AC
  • New windows
  • New vinyl siding on house & detached garage
  • Fill in & blacktop front driveway
