Extensive termite section 1 for deck

Hello, 

We are in escrow right now purchasing a vacation home/rental.  We are in escrow with a property that we just found out,  needs a brand new deck.  section 1 termite damage is too extensive, about 97K.  Honestly, just looking at the deck, it appeared it needed work, but I didn't expect for this much damage.  Deck is about 30 years old, redwood deck.  The area is rural and on a large lot.  I know, it would be best to remove and replace the deck.  However, purchase price is just right at or a bit above market value, and we are putting 20% down.  No appraisal was needed for this property for our loan.  The biggest attraction in that house was the deck.  Interior is good condition, just needs cosmetic updating.  What are some thoughts on moving forward?  We are debating on whether to keep looking or ask for seller to credit or reduce purchase price.  But, how much to ask for?  Should we do an appraisal?  We have a few days left in the contingency period.  Any thoughts/ideas/strategies would be so helpful!  Thank you!
