I am an out of state investor from California currently in the Pennsylvania market (Westmoreland county).

I live in California I’m saving up for my first house and it’s definitely pretty expensive!

I now live in CA, so it could easily be $500k to generate $2500 a month. 

For context, I am located in the Bay Area, Ca. 

I have a good job and make decent money in Southern California.

I'm looking to house hack in Riverside, California.

If in California you are looking at I have a great land realtor in San Diego . 

TX  I hear those can be quick.West coastWA OR can be ( when doing a trustee sale ) 5 to 7 months.and I believe at least when i was active in CA  we could get those through in about the same time.Now I know there was a federal law passed some years ago that you had to give some notice like a 90 day notice before you can even start the foreclosure.. so might need to tack that on to these time lines.
