Thanks,Benjamin I tend to agree with @Mitch Messer tbh, but (a) I didn't want to jump to that because I'm biased as a mortgage guy and (b) lots of firms make lots of money on unsecured debt (credit cards).

BUT, after further research i find that most banks have a seasoning period of roughly 6 months... not so exciting. at 12-15% interest a month on the HML thats killer. so for the TL;DRI want to Buy and repair Cash only property roughly 155k.
