Hello All,

I'm a newly motivated real estate investor now looking for the first time flip. After an extended time of self teaching by actively listening to the Biggerpockets podcast and several books "The Book on Flipping Houses" comes to mind; I'm finally ready to get my feet wet and start making money.

I have the capital to invest, and should also mention I'm working a full time job here in Atlanta GA. I've only lived in Atlanta for 2 years so I'm not as familiar with the surrounding market but I believe Kennesaw looks like the most lucrative market. I am actively watching the public listings in the surrounding areas but seems the best buys would be auctioned on the court house steps.. 

Is a Real Estate agent the best source of finding new properties?
