I initially had a similar plan in 2021 but shifted gears swiftly upon discovering that they depreciate faster than stick-built homes, their lead time isn’t much faster or cheaper than a ground up build, and home owners insurance can be tricky due to certain criteria you need to meet (i.e. must be on a foundation).

In general though and  just like there are wonky wholesalers that just try to resell MLS stuff  LOL... there are agents that are not that swift as well and really don't know what a deal is or is not. 

After that realization, she made a swift decision: she sold her property with lots of equity in California and used the money to buy 5 properties here in Chicago, with a total of over 2.5 million in loans, lots of cash flow & property management in place.Story no 4.

A couple other conversations I had in the last 2 days shed light on the recent elevated status of China Lake military base as demonstrated by the swift funding for repairs after the recent destructive earthquake (and apparent reluctance to do so before government officials were given a proper tour). 

On the other hand, investors who rely heavily on debt markets tend to respond swiftly to macroeconomic factors like rising interest rates, concentrating on large, management-intensive projects, and adjusting their price targets based on their evolving cost of capital and future cash flow projections.The top end of the market sees a limited number of marketed investment deals, but the sluggish transaction activity is not due to a lack of supply at the lower end.

I understand analysis paralysis, but it's time to set a deadline, make offers, and act swiftly on good chances.

Roomies.com / facebook groups / facebook marketplace can get a lot a spam or unqualified candidates but can work if you have the time to swift through them

We successfully addressed our client's need for a swift and seamless exit while keeping the property as a rental asset.
